In July 2013, Georgiou was awarded the Cambridge Medical Centre project – a mixed-use, state-of-the-art medical centre and residential development in Wembley, WA.

Designed as a specialist medical centre, scope of works for the Cambridge Medical Centre included the construction of three levels of medical centre, two levels of underground parking (101 bays) and six, two-bedroom residential apartments on the upper floor. The specialised medical suites include consulting, diagnostic, day surgery and recovery rooms – all requiring the installation of HEPA filters. Georgiou carried out all forward works prior to the building’s construction, resulting in cost and time savings for the client.

Georgiou also used an integrated specialist fitout for the anchor tenant (St John of God) to achieve earlier occupation, some 33 weeks ahead of their original programme. This resulted in significant time and cost benefits for both the developer and the tenants. Challenges faced by the project team included the 22kva live power lines on the northern elevation requiring the team to implement additional safety controls. Plant and equipment also had to be tracked through from the opposite side of the project which required areas of internal fitout and large portions of the façade to be placed on-hold until very late in the project delivery.

All precast panels installed on the project were manufactured in-house at the Georgiou Precast Facility in Malaga, providing key time and cost savings to the Client. Georgiou engaged with the consultant team during pre-contract negotiations to value-manage the design to achieve time, cost savings and more efficient buildability.
