In December 2014, Georgiou completed a four-storey office development and an additional integrated office fitout for client, Armadale City Council.
Scope of works for the Armadale City Council Office included the following building elements: four levels of commercial office space; an underground basement carpark; centralised lift and twin stair core; end-of-trip facilities in the basement; new power substation; plant room on the roof; extensive glazed facade treatment; louvre shade structures on the facade; and two separate building entries – one for the public and the other for staff due to security issues.
Georgiou’s design partner for the project was GHD who were previously appointed by the Armadale City Council to prepare a master plan for the new precinct. Georgiou and GHD worked closely during the tender to develop a fit-for-purpose, efficient and aesthetically pleasing building design.
Georgiou was the only proponent to offer a detailed programme and proposal for an integrated office fit-out, demonstrating to the client that Georgiou’s programme and methodology would result in rent revenue being generated earlier than the other proposals.
Additionally, a partnered approach was adopted with the high value mechanical, electrical and facade trade subcontractors, with an upfront agreement to jointly target this project and utilise our combined skills to value manage the design and secure the project.
