In January 2014, Georgiou delivered the Tassels Place Office Development – one of the highest quality office developments at the time to be constructed outside the Perth Central Business District for internal client, Georgiou Capital.

Located in Stirling, WA, the Tassels Place Office Development is split into four levels of carpark, four levels of commercial office space with the top level reserved for the plant room. In total, the net floor area is 13,000m2 and incorporates 7,800m2 of commercial office space, 4,500m2 of elevated carpark over six storeys and features 700m2 of terrace and balcony on Level 2. The brief also included a high level of finishes accentuating the architectural design presence, and adopting an efficient work methodology.

The building is a high quality, state-of-the-art construction that maintains the functionality and constructability of a mixed use development. Achieving a 4.5 star NABERS (National Australian Built Environment Rating System), the building is designed to meet the Property Council’s stringent A-grade office attributes. The building is currently leased by the State Government of Western Australia for a period of 15 years. This is the first significant office building to take shape in this important transitorientated development precinct.

Working closely with stakeholders (client, tenant and design team) through all key stages of the project (design, concept and construction), Georgiou added value to the design by providing buildability advice to achieve the most cost and time-effective design solution. Georgiou engaged with key traders early on to engineer the best structure, façade and finishes for the building – a key benefit to the Client. All precast panels were manufactured internally at the Georgiou Precast Facility, with this in-house capability providing key time and cost savings to the project. The project team also initiated a number of safety in design changes to ensure the safety of personnel working on the project such as pouring the precast concrete solution at ground level to reduce working at heights. These solutions also resulted in time and cost savings for the Client.
